Prepping Your Home to List While the Kids Are on Summer Vacation

Summer is one of the busiest times of year for real estate in Nova Scotia. Buyers are actively looking, families want to move before the new school year begins, and homes often show exceptionally well with green lawns and longer daylight hours. However, if you have children home for summer vacation, preparing your house for sale can feel like an impossible balancing act. The good news? With a little planning, you can keep summer fun alive while still presenting your home at its absolute best.

Create a Daily "Reset Routine"
Children naturally create clutter. Toys, sports equipment, snacks, and crafts can quickly take over living spaces. Establishing a quick 15-minute morning and evening reset can make a huge difference. Encourage everyone to return toys to designated bins, clear kitchen counters, and make beds each day. Simple systems often work best. Keep baskets in common areas to quickly gather loose items before showings.

Declutter Before Listing
Summer schedules can become hectic with camps, sports, and family vacations. Before your home officially hits the market, take the opportunity to remove anything you don't use daily.
Pack away:
  • Excess toys
  • Outgrown clothing
  • Seasonal decorations
  • Extra furniture
  • Bulky play equipment
Less clutter helps buyers focus on the home itself while making day-to-day cleanup much easier.

Designate Kid Zones
If possible, create one dedicated area where children can continue to play freely. Whether it's the basement, a playroom, or a bedroom, having a designated space helps contain toys and activities. This approach allows the main living areas to remain show-ready while giving children a place to enjoy their summer.

Take Advantage of Summer Activities
Summer offers plenty of opportunities to keep everyone occupied during showings. Visits to local parks, beaches, splash pads, libraries, or day camps can make scheduling much easier. Having a flexible plan for short-notice showings can significantly reduce stress for the entire family.

Keep Outdoor Spaces Buyer Ready
Summer buyers often picture themselves enjoying outdoor living spaces. Keep lawns mowed, gardens weeded, and patios clean. Put away bikes, sports equipment, and toys whenever possible. Simple touches like fresh flowers, outdoor cushions, and tidy decks can create a strong first impression.

Prepare a Showing Basket
Many families find it helpful to keep a "showing basket" near the front door. Include:
  • Snacks
  • Water bottles
  • Chargers
  • Activities for the kids
  • Pet supplies
  • Important documents
When a showing request comes in, you can quickly grab the basket and head out.

Be Flexible With Perfection
It's important to remember that buyers understand families live in homes. Perfection isn't always realistic, especially during summer vacation. Focus on cleanliness, organization, and minimizing clutter rather than trying to create a magazine-perfect home every day. The goal is to showcase the home's space, functionality, and lifestyle potential.

Selling your home while your children are home for the summer may seem overwhelming, but with some planning and realistic expectations, it can absolutely be done successfully. In fact, summer often presents an excellent opportunity to showcase your home's outdoor spaces, family-friendly features, and neighbourhood amenities. If you're considering making a move this summer, proper preparation can make the entire process smoother for both parents and children. Thinking about selling your home this summer? I'd be happy to help you create a personalized plan that works for your family and your timeline.
