Step 1 - Mortgages
As a previous mortgage broker I have the inside knowledge to help you search for and receive the best mortgage for your lifestyle. I have taught lessons on credit and know the value of being precise when looking for a mortgage. That is why I will do all the work for you, prepare you for your meeting, and help you get the best available rate.
Step 2- Early Notification System
As a buyer you want to see all the listings new and old that meet your home search criteria. We will create a list of what you want and need in a home, as well as the communities where you would be happy living. Using this information I will set you up on an early notification system that will send you all of the current listings and continue to send you new listings as they go live.
Step 3- Viewings
Once finding suitable homes for you I will set up times for viewings. Sometimes pictures just don't do homes justice, so its always a great idea to get in and determine which house "feels like Home". At this time I can also use my knowledge in construction to point out areas that add great value or that should be considered an area for concern.
Step 4- Making an Offer
Now for the exciting part! You want to get the best deal on your new home but also don't want to lose it. Markets can differ from community to community so we will discuss the best way to approach the seller with you offer. Once we determine the negotiating strategy we will write the offer and send it to be reviewed by the seller and seller's agent.
Step 5- Deal goes firm!
In order to firm up a deal there are areas where we call upon other professionals to review your purchase.
Mortgage Broker- reviews your credit and income to secure a mortgage for you on your new home
Home Inspector- physically inspects your home for areas that may need attention or repair before the purchase is complete.
Lawyer- reviews the documents of the transaction and on the closing day disperses all funds to complete the deal.
Insurance Agent- will determine whether your new home is insurable, if it is not, you can terminate the deal.
**For each professional I will gladly refer you to individuals whom I have personally had a great experience with, and know you will be happy with.**
Step 6- Pre-closing inspection and handing over the keys.
On the day of the closing I will personally walk through your new home with you to ensure that all issues (if any) have been properly addressed and no new issues are now visible with the house being empty. Today is the day you will officially take possession of your we home!
