Either way my listing system will ensure your property gets the best coverage through todays greatest venues. Below you will find the steps involved with the successful sale of your home.
Step 1- Getting ready to list
I will have you personally give me a tour of your home so you can point out any changes, upgrades or potential issues. We will then sit down and I will inform you of anything I noticed during the walk through. These are points of interest that in my professional opinion are assets and/or those that may be potential liabilities. We will then determine what needs to be done (if anything) and when is the best time to list.
Step 2- The listing appointment
I will then present you with my listing presentation. Here we will discuss the market trends in your areas and examine home similar to yours that have sold, are currently listed, or have been cancelled.
Upon review we will then discuss what you would like to list your home for and if desired I will then give me option of a good list price, if is it different from yours.
Then we sign the paperwork and I get to work!
Step 3- High Definition Photos and Video
In this age people want to see as much as possible before booking a viewing. That is why I give them high quality pictures and video that put these potential buyers in your home without leaving their computer.
Step 4- Advertising your home
I want your home to be as easy accessible to potential buyers as possible. With todays buyer 99% more likely to find their next home online we use ViewPoint.ca to highlight our offices listings with a ViewPoint logo. This logo attracts more that five times the amount of her interaction. This means that your home is seen by interested buyers both locally and internationally. This coupled with our larger professionally shot listing photos can lead to faster sales.
Step 5- Viewings
I will coordinate viewings from my clients and those of other realtors. This means I will be the only person to call you and I will take care of obtaining feedback and relaying that information to you, all you need to do is prep your home to show!!
Step 6- Offers!
When offers start coming in I will handle everything and (if needed) advise you every step of the way to be sure your satisfied with the final agreement. I will contact buyers with counter offers and negotiate on your behalf to relieve the stress of coming to an agreement.
Step 7- SOLD!
Once the deal has gone firm I will put up the SOLD sign and coordinate the final steps in your closing. Here is where we you become a Buyer and we start the process from the other side. Now its time to head to my Buying page!
